The Rules

Rental 

The website was for promoting the rental of the chalet but from 2026 the chalet will no longer be rented. You cannot derive any rights from the information provided. 

1. General 

1.1 Applicability 
These regulations apply to all tenants of Chalet Porlezza ItaliA.  
 
1.2 Statement of agreement 
By booking Chalet Porlezza ItaliA, the main booker agrees to the rental conditions and house rules listed below. This declaration of agreement also applies to all family members or travel companions.   
 
1.3 Confirmation of agreement  
When booking, you will be asked to check the following statement: 

I have the regulations read and agree to them”

2. Rental Terms 
 
2.1 Booking and payment 
Deposit: 30% of the travel price, payable within 5 days of receipt of the booking confirmation. 
 
Final payment: 70% of the travel sum, no later than 8 weeks before departure, including deposit and cleaning fee. 
 
Payment can be made by payment request or transfer to NL44 INGB 0001 2859 33 in the name of B.M.A. Thomassen and D.A. Faber, stating your last name and year. 
 
2.2 No payment received
Landlord reserves the right, if the above is not complied with, to offer the above rental for rent again.   
 
2.3 Included in the price

Gas, water, electricity,pool access, SUP use, bikes, air conditioning and wifi. 

2.3 Availability,

The landlord will make the chalet available at the agreed time and location, barring force majeure (fire, natural disasters, etc.).  

2.4 Use of the chalet

The chalet is used exclusively by the main booker and his/her party. Subletting or hosting third parties without permission is not allowed.    

3. Deposit

3.1 Amount and payment
A deposit of €150 will be charged with each booking.
 
3.2 Reimbursement
The deposit will be refunded within 6 weeks of departure, provided the chalet, inventory, bikes, SUP and sunbeds are left in good condition.
 
3.3 Damage or loss
Please report minor mishaps such as broken dishes so we can replenish them. There is no deposit for this. Larger damages or losses such as SUP or bikes do incur a deposit.
 

4. Cleaning

4.1 Final cleaning
Final cleaning is mandatory. 

Cost: €80 (price changes reserved)

5. Tourist Tax 

5.1 Amount 
€1 per person per day from 14 years of age, payable on arrival at reception. (price changes reserved)
 

6. Reservation & personal data

6.1 Minimum length of stay  
Minimum 7 days, unless otherwise agreed upon.
 
6.2 Maximum number of people 
Maximum of 5 people. 
 
6.3 Required data 
 
From the main booker and all travel companions: 
 First name/first name last name, date of birth and place of birth according to the valid identification document. (passport or identity card)
 

Address, e-mail address and phone number of the main booker 

Document number of the main booker’s passport or identity card

Car registration number 

7. Annding

7.1 No refund 
No refunds will be made in the event of cancellation. 
 
7.2 Insurance 

Take out travel and cancellation insurance for unforeseen situations.  Check with your insurer for terms and options. 

8. Arrival & departure

8.1 Times 
Check-in: from 4:00 p.m.
Check out: no later than 10:00 a.m.

Changeover day: Saturday, unless otherwise agreed

8.2 Key and parking 
You can pick up the key at the reception desk. You can park on the reserved spot with the sign  “Chalet Porlezza ItaliA PARKING”.  (changes in parking rules reserved) The parking lot is right across the street from Bruxelles.  
 

8.3 Check on arrival
Report within 1 hour any defects. (with photos) at info@chalet-porlezza-italia.com.

9. Damages & Liability.

9.1 Careful use
Handle the chalet, inventory, SUP, bikes and sunbeds with care. 

9.2 Loss or damage
Report damage immediately. Costs may be deducted from the deposit.   

9.3 Insurance
Consider liability insurance. Check with your insurer for terms and options. 

10. Bikes, SUP & keys 

10.1 Cycling & SUP
The use of the two bikes and the SUP is an extra service offered free of charge with the chalet rental. The bikes and SUP are marked “Bruxelles 13” so they are easily identifiable. 
 
The rental company is not liable for damage, defects or theft of the bikes or SUP, nor for injury or damage resulting from their use. Use is at your own risk.   The renter remains responsible for careful use and supervision at all times. 
 
Bicycles should always be locked when outside and when not in use should be stored in hutch 1. A bike pump and sticking stuff are also located in the loft and may be used for minor repairs. The SUP should not be left unattended on the beach. It must be locked at the chalet after use.   
 
10.2 Key loss

If the key is lost, the campsite charges €50.

11. Wifi, Internet & TV
 

11.1 Use
You can use wifi and TV for free. The wifi is for basic use, such as email, WhatsApp, online banking and browsing. Streaming videos (such as Netflix, YouTube), video calling and online gaming are not allowed. You can use the TV. There are Dutch, German and Italian channels. Dutch/German goes on HDMI2 and the Dutch channel starts at channel 1 and the German channel starts at channel 111. For Italian: press input on the big remote and then set to TV.  

11.2 Restrictions
Login information is for own company only. Landlord is not liable in case of malfunctions , bad wifi and TV signal and consumption bundle for wifi. You cannot hold the landlord liable if there is no wifi or TV.  

12. Camping & swimming pool

12.1 Rules.
Follow the rules of the campground manager. 

12.2 Swimming pool 
The pool is open from June through second weekend in September (subject to change). Admission is free. A swimming cap is not required.  

13. Bedding & towels 

13.1 Bring your own
Please bring your own fitted sheets, comforter covers, pillowcases, towels, kitchen and tea towels. 

14. ALIABILITY
 
14.1 Landlord 
Landlord is not liable for accidents, theft, loss or damage to tenants’ personal property. 
 
14.1 Tenant 
The main booker, family members and or travel companions are liable for all damage caused to the chalet, accessories and surroundings. Liability insurance can be taken out for this purpose. Check with your insurer for terms and options. 
 

House Rules 

15. Smoking & pets

15.1 Smoking 
Not allowed in the chalet. 
 
15.2 Pets. 
Not permitted. 
 
16. Tranquility & behavior
 
16.1 Night rest 
Quiet from 11 p.m. to 7 a.m. No loud music or nuisance.   
 

17. Open fire and BBQ 

17.1 Location and security
Barbecue not on the porch. The BBQ should only be used on the porch and only in low wind conditions. Always have a bucket of water ready when barbecuing. The bucket is located in stall 1. The fire extinguisher is hanging by the front door.   Open fire or barbecue on the porch is prohibited due to fire safety. After use, you must clean the BBQ yourself. 
 

18. Electric car 

18.1 Charging 
 Charging the electric car at the campsite is not allowed.  
 

19. Cleaning 

19.1 Compulsory final cleaning and delivery
Final cleaning is mandatory and is provided by a professional cleaning company.  However, we ask that you leave the chalet tidy so that subsequent guests can also enjoy a clean stay. 
 

What you need to do before departure:

  • Leave the kitchen, cutlery drawer and entire inventory clean and dry.
  • Defrost and dry the refrigerator on time, and remove all food residue.
  • Do not leave dishes or trash behind.
  • Make the floor broom clean.
  • Is the plumbing heavily soiled? Make sure it is left in acceptable condition.

If the chalet is not left tidy, additional cleaning costs may be charged. These costs will be deducted from the deposit.

 20. Departure & power outage  
 
20.1 Leaving chalet correctly  
Close the windows, shutters and tarp around the porch even if you leave for only a short time – the weather can suddenly turn.
 
20.2 Power failure  
If the main switch pops out (from using too many appliances at once), turn it back up in the meter box right outside the chalet. 
 

21. Electricity use   

21.1 Points of interest  
Maximum 6 amps = 1320 watts. 
Be careful with electrical appliances: refrigerator 80W, TV 40W, etc.
Do not leave lights on unnecessarily. 
Do not turn on air conditioning/heating unnecessarily (long).
Turn the main switch on when you arrive and off when you leave. It is located to the right of the air conditioning unit.
If the main switch in the chalet fails, the switch in the electrical box next to the chalet must be turned back up. 
 

22. TV & satellite  

22.1 Recipient  
Always leave the satellite receiver plugged in. 
 

23. Air conditioning  

23.1 Use  
Air conditioning can be used for cooling and heating. Do not leave the air conditioning on unnecessarily (long). This is because it can cause damage due to a lot of moisture in the chalet when you go out for the day.  In case of damage, you are liable. Turn off the air conditioner when going out or leaving.
 

24. Faults  

24.1 Contact  
Is there a malfunction with the geyser, TV, etc. that you cannot fix yourself?

Then report it immediately via WhatsApp to 06 407 83 833.

25. On departure  

25.1 Checklist  
Close all windows and shutters
Close veranda tarp and fasten it tightly
Turn the main switch OFF (located to the right of the A/C)
Leaving gas cylinder open (due to geyser)

Key return in at reception – (mailbox)

Are you leaving before 7:00 a.m.? Then park outside the gate the night before.
